Realtors get this question so often. Buyers are thinking about purchasing a home and wondering if it is the right time to purchase. A lot of people are waiting and wondering what the market is going to do next. But here’s my secret that I always tell my potential buyers when I first meet with them.
First, buy a home when the timing makes sense for you regardless of what the market is doing. If the house is right, the mortgage payment is where you can afford it comfortably go for it. But according to many news sources here’s why this summer may be a really good time to be out buying!
- Depending on location and current demand. You may have more negotiating power. After several years of sellers having all the leverage, things are starting to shift depending on the location you are searching in.
- You have more Choices. As the market normalizes a tiny bit more, again depending on the area you are looking in inventory in general has been increasing.
- You may see more flexibility on price. With more homes for sale, they are not selling at the same frenzied pace they were just a few years ago. AGAIN, this is very much dependent upon location. I am still seeing some locations throughout the Twin Cities metro in heavy competition but as you venture out to the suburbs a bit, things have settled some! While you may not expect a HUGE discount, you may find that sellers are a bit more flexible right now. And just a reminder that not ALL SELLERS are adjusting prices – just the ones who are overpriced to start with. So this is not a sign of a crash by any means, it just means the market is shifting a tiny bit.
Moral of the story to my Minnesota home buyers! This summer brings a powerful combo for buyers: more homes to choose from, less competition, and sellers being more flexible on pricing. If you’re ready to make a BIG HOME MOVE in 2025 here in Minnesota, I’d love to help you!
